A framework for rating Miami condos on what actually affects how you feel every day, not just how they photograph. Developed by a yoga teacher, wellness practitioner, and Miami real estate broker.
Most condo ratings measure the wrong things
Price per square foot. Number of amenities listed. Developer reputation. These matter, but none of them tell you whether a building will make you feel good to live in.
After years of practicing and teaching yoga in Miami, and working with buyers from around the world, I kept noticing the same pattern: People would buy a beautiful condo and later realize that some of the factors affecting their day-to-day well-being had been overlooked. The gym was world-class but rarely used. The views were stunning, but noise levels were higher than expected. The neighborhood was walkable, but not particularly restorative.
Wellness isn't a amenity package. It's the cumulative effect of your environment on your body, your nervous system, and your daily choices. The Wellness Score tries to measure that.
Three pillars, 100 points
Every building is scored across three equally weighted pillars. Each pillar breaks into specific categories with defined criteria, drawing on publicly available data where possible and on-site research where not.
Building
Fitness facilities, recovery spaces, air quality systems, biophilic design, nutrition, and wellness programming within the building itself.
Neighbourhood
Walkability, access to nature, yoga and wellness studios nearby, healthy dining, noise levels, and environmental air quality data.
Residence
Natural light exposure, ceiling height, in-unit air and water filtration, material quality, acoustic insulation, and outdoor space.
SCORE TIERS – What the numbers mean
- 85-100 Exceptional
- 70-84 Excellent
- 55-69 Good
- Below 55 Standard
Most luxury new developments in Miami score between 60 and 80. A score above 85 means a building has gone meaningfully beyond standard luxury amenities to genuinely integrate wellness into how you live. These buildings are rare and they hold their value.
